General
What areas do you serve?
We serve LaSalle, Grundy, Will, Kendall, DeKalb, and Livingston counties. Cities include Streator, Ottawa, Minooka, Leland, Seneca, Marseilles, Peru, LaSalle, Mendota, Princeton, Morris, Yorkville, Plano, Sandwich, and surrounding areas.
Are you licensed and insured?
Yes. We are licensed by the state of Illinois as a radon measurement professional and carry full professional liability and general liability insurance. Our radon equipment is NRPP/NRSB certified and meets all IEMA requirements.
Can I book multiple services?
Yes - and we recommend it. Our Radon + Sewer Bundle saves $25 and lets you book both services in one visit.
How do I get my report?
Reports are emailed directly to you (and your real estate agent, if applicable) within 24 hours of test completion.
Radon Testing
How long does the radon test take?
The monitor is placed for 48 hours of continuous monitoring. We drop it off, it runs for two days, and we pick it up. Results are delivered within 24 hours of pickup.
What are 'closed-house conditions'?
All windows and exterior doors should remain closed (except for normal entry/exit) for at least 12 hours before the test begins and for the full 48-hour test period.
What's the EPA action level for radon?
The EPA recommends taking action if radon levels are at or above 4.0 pCi/L. Levels between 2.0-4.0 pCi/L are in a gray zone where mitigation is optional but worth considering.
What if my levels are high?
We explain your results clearly and can provide referrals to licensed radon mitigation contractors. Radon mitigation systems typically cost $800-$2,500 and are very effective.
Does this meet real estate transaction requirements?
Yes. Our testing meets all Illinois IEMA requirements for real estate transactions.
What equipment do you use?
We use the Rad Elec Recon CRM continuous radon monitor - a professional-grade device that logs readings hourly throughout the test.
Sewer Scope Inspections
How long does a sewer scope take?
Usually 30-45 minutes on-site, depending on access and line length.
How far do you inspect?
Up to 100 feet from the access point - sufficient for the vast majority of residential sewer lines.
Do you need a cleanout?
A cleanout is preferred, but we can usually access the line through a toilet or other fixture if needed.
What do you look for?
Root intrusion, bellies, offsets and separations, cracking, blockages, corrosion, and pipe material identification.
Do I get the video?
Yes. The inspection video is uploaded and retained as part of your records.
What if there's a problem?
We document all findings in writing and on video. We recommend getting a plumber's estimate before closing so you can negotiate or request repairs.
